We are selling (all or part), our prime development property in Diamond Valley, Utah 84770. Our family purchased this turn of the century guest ranch (14 acres) which dates back to the early time of 1905. Travelers came first, on horse back, then the wagon and wagon masters, followed by the internal combustion engine vehicles. The guests enjoyed a overnight stay, with bands music, dancing and BBQ. Some went on hunting trips for the large game animals, which after the kill, they would hang them in the ice box which is still inside the main house. The small game birds are still in abundance on our property, which include wild turkeys, dove and quail. Then came the developers in the 70's and started to divide this 1000+ acre ranch, leaving a 14 acre parcle, intact with all the permits and usages of this guest ranch. We have kept all the permits up to date, (as per Washington County, Planning and Zoning, Business licenses from when this was the first beginning of the famous guest ranch with permitted usage for a "private recreation" facility. It now has green belt status, to insure low property taxes, and with ample flow of water comming out of five area water springs. It has three Diamond Valley water shares. our zoning has not ever changed from OS,(open space). We reside on this property utilizing the 4000 square foot main lodge as our home, rebuilting our property for the last 18 years. Our main unit has slate floors, 3 fire places, winding stair case, and an up to date interior design package. Out side our barn services our livestock with heavy post fencing of corrals, and acreage. We have 3 other seperate guest houses on 14 acres. Our property is a one of a kind, not to be found locally and to have it with grand fathered permited usage.
Many interesting avenues are available for usage, such as your private secluded homesite, or business enity to utilize the permitted usage, (of a private guest ranch) such as a development area for Bed and Breakfast, private corporate retreat, or private youth or adult housing center. The permits say it all, which are grandfather. Potential as noted.
